I'm a cash buyer looking to do my first fix and flip. I found a property in Dayton, Ohio for 40k. ARV is 80k and repair costs are supposedly 20k. how can I get an estimate and would it be possible to manage everything remotely?

You would need to get a contractor to give you a quote. I would not recommend managing it remotely. That is a good way to lose your money
