In our company we occasionally send clients or people we work with "thnks" and they are e-gift cards to various places, often tailored to fit the season (ie, holidays) or a bundled product with a cute name ("Sweet Treat" THNKS might be a starbucks giftcard for the exact amount required to purchase a mocha and a cake pop).

Be an electrical contractor, make bank, than leverage a REI Rockstar to get you into good deals and learn everything possible from the REI Rockstar, free mastery education, that's what I call "how to have a cake and eat it too" plan. 

This way, you have a cake and eat it, too.

The people listening to the podcasts/reading the books are aspirational and want to figure out how to get in and as you point out, it's not a cake walk.

@Glenn Gerisch  here are three I know foreclosures are long and expensivePA  IL  NY  and thinking NJ is not a cake walk.. states you like ( well I like) .. are  WA OR CA NV MS TN GA TX  and I did one quickly and cheaply in Kansas city not sure if it was MO or KS    one just needs to check the state statues.. but by and large a mortgage state and judicial foreclosure state are more expensive and time consuming..

I'm sure it's different for everyone, but it's not a cake-walk in the AC.
