starting out feedback please

Hello everyone. Would like some feedback on a current situation my wife and I are in. We would like to get into real estate investing, preferably passive income. We currently own/live in a home we can sell for a 200k profit or rent for 700 profit a month. Our family is out growing our 1200 sq ft home. Should we rent out our current home and use a big portion of our savings for a downpayment? Or sell our home and re invest our profit? One scenario we lose our rental, and the other scenario we use up our savings for future investments. Any advice would be appreciated.
