If so, you can test each unit separately, as it seems obvious that the first floor leak would be from the second floor, but water is a tricky situation.For the roof, I would certainly get several groups out to let them diagnose the issue and bid the resolution.

I would suggest this going forward, getting a PM, like someone else mentioned.I hope you find a resolution to this but as previous comments have mentioned settling sounds like less of a financial loss than to pay an attorney and going forth with legal action.

Basically, have your organizational documents in order, sign contracts and other legal documents with your name AND title (either Manager, Member, or Managing Member) and if a multi member LLC have an LLC resolution drafted and executed for major decisions.
