Lot's of regular (non-investor) home buyers/sellers do need a Realtor.

Most brokerages will pay around 25% of their commission when you refer a buyer/seller.

seems to be with the power of REI nation in the market place wholesalers would be lined up to present deals to U guys first .. invite them into your offices and give them the tour like you do your retail buyers..

Someone who is paying $900/mo to rent a 3 br apartment is given an  opportunity to pay $700-$800 mo with prospect of owning the house, if they never default.

. :)This is especially true if you rely on furnishedfinder.com as your primary lead source (which you shouldn't, but that's another post) as when you make that connection with a prospective resident, you are selling yourself as a landlord as much as you are the property as a place to live.

Some operator takes some pity on me and says I can do some of this expedited and in person but only at Lake Zurich, Mount Prospect or Springfield walk in. 

Accurately estimating expenses like maintenance, CapEx, and make-ready costs is a common challenge, especially for new or prospective investment properties.

Only wasted time and many prospective buyers in the mean time.
