If the credit screening costs $25, then you earn nothing.I believe there are exceptions for a higher fee, but you have to stick to the actual cost of the screening.I would talk to an attorney before charging more than $25 per applicant.

Some background:I got into REI to earn enough income from rentals to replace my W2.

I was out of college (just earned my degree in Culinary Arts) and was constantly running out of money.

"variable income" will require a 2 year average of income/ earnings to qualify. 

If you wanted to earn $200k to live on at a W2 job....you'd need to earn significantly more because you'd have to pay income taxes, and payroll taxes on the income; where as taking on debt isn't taxable at all. 

There are some people that get lucky and earn cash quickly, but they generally hide the fact that it was pure luck or how much work was involved.

Real estate has now peaked my interest and I want to buy in North Carolina and I might be open to other hot markets.

As the cash flow is obviously much worse than you can earn in the bank with a basic CD.

Does anyone have any advice on a better strategy to earn interest with the cash flow being produced?
