If you find a septic designer in your area, they should be able to tell you if the system is adequate for current usage or whether, if any part needs to be replaced, it would need to be upgraded; then you could speak with a septic installer and get an idea of the cost for all or part of the system. 3) Can you control the behavior of the tenants to protect the system (can you prevent them from flushing personal products down the toilet, or pouring bleach down the drain, or washing paintbrushes in the sink)?

My recommendation is to get both of @J Scotts books (The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties and The Book on Estimating Rehab Costs: The Investor's Guide to Defining Your Renovation Plan, Building Your Budget, and Knowing Exactly How Much It All Costs).Then, after you read and understand both of these books on a fundamental level, get, read, understand, re-read, absorb, re-read, use osmosis with, re-read and re-read The Real Estate Rehab Investing Bible: A Proven-Profit System for Finding, Funding, Fixing, and Flipping Houses...Without Lifting a Paintbrush by Paul Esajian (of Fortune Builders fame.

Using that type of machine/technique is favorable because it doesn't leave any paint brush marks which allows for the finishing product to look much smoother and look better overall.

It was an actual glaze, a thick product that you had to apply with a paintbrush (hence why I got the handyman- I didn't think I would be able to do a smooth enough finish to make the tub look good).

Are supplies such as paint brushes, blades, and other miscellaneous tools and supplies used to fix up the place deductible in the current year, or do they get added to the basis of the property and deducted with the purchase price along with other material used in the fix up?
