I do check Zillow but cross reference with HAR, an usually anything on Zillow that isn’t on HAR is just out of date. 

I can say, get a good quality pad, as that will be key to getting better carpet wear.

Maybe ask that same contractor for a time frame on the rehab, and then pad a few weeks, because something always comes up.
