HI All,

I am thinking of buying a single family investment home in west of Keller, TX (something like Saginaw, fortworth etc). The prices seem to be high. From my search, a 2005+ home coming for around 140K in a good neighborhood (seems like) and fairly ok schools. When I do the math, after all expenses I get about 250$ per month (if the house is rented out). Would this be a good investment now?. Do I need to worry about market crash?. My primary intention is getting passive income. Please share your valuable thoughts. Any helpful information is greatly appreciated. Thanks in advance.

Hari,

Depends.  What are you putting down?  What is your cash on cash goal?  At 20%, your cash on cash is just over 10%.  Do you see future appreciation in this market?

Mark
