First time Real estate investor looking in fort worth. TX. Advice

HI All,

I am thinking of buying a single family investment home in west of Keller, TX (something like Saginaw, fortworth etc). The prices seem to be high. From my search, a 2005+ home coming for around 140K in a good neighborhood (seems like) and fairly ok schools. When I do the math, after all expenses I get about 250$ per month (if the house is rented out). Would this be a good investment now?. Do I need to worry about market crash?. My primary intention is getting passive income. Please share your valuable thoughts. Any helpful information is greatly appreciated. Thanks in advance.
