What is the current market valuation of the property based on comparable sales (defined as similar properties, within a 1-mile radius, within the last 30 to 180 days, that are within 10% of total square footage)? 

If it's a flip, I'd look at the best flips in the closest mile radius sold in the last 6 months.

Once you’ve built some confidence and systems, you can start exploring additional markets.I personally focus on 2 markets that are about 20 mile radius.Make sure the market(s) you choose align with your investing goals, whether that’s cash flow, appreciation, or both.

My short term goal is to start investing in single family homes/duplexes within 100 miles of Boise as long term rentals.
