There are always two sides to every story and I think that if you want details you should probably pick up the phone especially if someone has mentioned that they are more than open to have a conversation with you to answer all your questions. 

Also, there is a lot of new competing rental supply coming online in these areas and a few of my developer friends mentioned to me they are seeing downward pressure on new build rents.

They seem so similar in stats (I'm not an expert though) but everyone seems to always mention OKC as the next hot spot. 

Not to mention equity in those 10 properties.

As others have mentioned, having a good ballpark estimate of rehab costs before closing is also smart, and likely required if using a hard money lender. 

I only wanted to clarify that almost everyone who mentions their equity means “cash after paying off their loan”, not their gain.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.
