Ask if you could do a Master lease where you rent it below market rents and rerent it for $200 or $300 more and you mange the property and pocket the extra rent.

I'd start by selectively selling the properties I like the least, either ones in distant locations or ones that have been difficult to mange.

Depending on the level of complexity, you can mange it yourself - there are a lot of tools that can help to automate the guest communication.

It gets cheaper as you buy more units, easier to mange and mitigates your risk.

Some people mange their LLCs improperly, creating the illusion of protection without actually having any. 

I would be an out of town investor so will need advice on whether to use a PM or try to mange from OOS with a reliable handyman?

I’m interested in Vanguard bc of low fees… I also like to have control if the market dips be able to sell right away since these brokerage houses once they mange your portfolio don’t put a trail stop on your portfolio.
