Is Cranston by Botanical gardens a good area to buy a MF?

Hi All,

I am looking to invest in a MF in the Providence area. I have seen some listings that seem to have good cash flow in the Cranston area close to the zoo. Is that a good rental area? Any insight you can provide will be greatly appreciated. I would be an out of town investor so will need advice on whether to use a PM or try to mange from OOS with a reliable handyman?
