It's a strategy I implemented for a while but grew to loathe.

One was by partnering with a wholesaler like you mentioned and another was directly--with full disclosure to the seller.There are some here on BP who loathe wholesalers. 

I've been loathe to take 8-10% of gross income off of schedule e and put in on schedule c, but the "right to but not necessity" is great.

But, because my profession's debt to salary ratio is very, very high, real estate will be my debt pay-down and discretionary income, preventing me from eventually loathing my (relatively) low-salary day job.

Oh how I loathe them.

An awful lot of landlords are loathe to return deposits.The charges presented look like routine charges for preparing a broom clean rental with normal wear and tear for the next tenant. 

Happy to provide general impressions of the City, various neighborhoods, and particular business segments / asset types; but I'm loathe to publicize recommendations on various professionals and service companies as my litigation and transactional work can create conflicts of interest.  

I'm not about to hand someone $4960.00 per hour to work for them.That's my take on it, but I loathe working for other people because I know how much more valuable my time is to me than they are willing to pay me. 

I have one now and absolutely loathe it.
