I didn't have much imagination for it. 5 years ago I started looking at buying a larger home I could house hack because it allowed me to get a larger property than I could afford.

Smaller markets may not get as much attention as major cities like Austin, but they can sometimes be more insulated from the volatility we’re seeing in larger metros. 

Initially they said they would make payments to me and crap like they have millions in assets, just no liquid assets. 

However, after dealing with the constant headaches of repairs, complaints, and other issues, I made the decision to shift my focus to larger commercial deals in partnership with others.I have co-founded a coinvesting club, allowing me to diversify my investments across multiple deals.

I could also see there being a larger future market for STRs.

The short sale real estate agent should be able to advise you on all of the loss mitigation options and laws specific to your state and help you with each option prior to listing for sale as a short sale and trying to liquidate the property.

OP ask your larger local commercial real estate office for some recommendations. 

If the cash-out refinance option isn’t providing enough liquidity, you could also consider a hard money loan, though these tend to come with higher interest rates and shorter terms.
