Thank you @Jaycee Greene and @Hossein DaneshIn sum:- 42 apartment rental deal (land has potential to add 32 more on  two small building but that phase would be out of scope for this initial stage analysis).- Negotiated sales price $3.2 (seller financed)- 30% DP @ 7% / 20rs.

Securing funding has been challenging, particularly because my business documents reflect low revenue from only one duplex, and I am currently between jobs.I have identified a reasonably priced piece of land and have saved a small portion of the funds from my duplex sale to invest in this venture.

Based on your situation, you will likely need to recapture the depreciation when you convert the property from a rental (STR) to your primary residence in 2025.

Our Frequent Users of Airbnb or VRBO discount was launched one year ago and because Airbnb is heavily based on reviews of both guests and hosts, we set the bar higher. 

I am primarily targeting multi-family in the Allentown and Easton PA area. 

I'm familiar with Jeff and the C2C team (i've heard great things) and work primarily with Fernandos team who I love.Right now - all of the padsplit loans I am working on for my clients are underwritten based off long term rental rates.
