I say if you can keep it, keep it.  3 bedroom 2 bathrooms houses are my favorite rentals. 

Pay attention to improvements that provide the highest return on investment, such remodeling the kitchen and bathroom.

Our thoughts on the Yurts were like yours at first until we stayed in one in Virginia over last Christmas and it was not just a tent but a two bedroom, full bathroom, full kitchen etc...  

We’re planning to rent out our fully furnished 3-bedroom, 2-bathroom home in Phoenix-Metro area from March 1st to August 31st in the future.

Look for adding square footage to property maybe converting an attached garage to living space, or adding a bathroom or bedroom to the units to fetch higher rents.
