When you talk about liability you can offset that by making sure you have a good Insurance policy and close the loan in an LLC.LLC protects you and your assets from lawsuits and any litigation from any and all accidents/injuries.

They will get a $100,000 liability to cover fires, water damage, accidents, and more.As @Greg Scott stated, you should require your tenant to add you as "additional insured" on their policy.

If they put a hole in a wall fix it as face as possible and let them know it's not okay, but accidents do happen.

(Sometime a larger one sneaks in by accident.

All it takes is one slip and fall or other accident and you'd be toast.

Not to mention that the speach is recorded and they play it for you while you think person is on the other side (I found out by accident because I had a question during the speach, recorded speach didn't stop even I was trying to stop him multiple times) :( Sad but true. 

However if it is a smart deadbolt and a normal lock on the door handle they will need that key bc they will inevitably lock that one on accident and lock themselves out. 

Had a bigger pockets buddy buy at the same time and he flew down to get keys and met the management company by accident.

PM is still a filed were easily 50%+ of operators are horrific, just total hacks that shouldn't even exist.

Though accidents could happen, 99% of the time these issues that most people need to get policies for are due to the lack of common sense or for someone accepting responsibility for their actions.
