Most "deals" are a complete waste of time, some "deals" are pretty close to a waste of time, and then there is a needle in every haystack that is truly a good "deal".

You're looking for a needle in a haystack property for a buyer who may well not perform and if the deal does happen, you're not going to get a commission check at closing.This form of unlicensed brokering is often called "bird dogging".

However Newark prices had been going up 30%/year so it was a "can't miss" idea.One of the most telling statements was on thinking REI was easy; In my naiveté I didn't understand the extent to which I was looking for a needle in a haystack.

If you can complete a major renovation/ value play it is possible to purchase something distressed and fix up for lower then perceived retail price, however this takes a massive amount of capital and knowledge to execute on the scale of an NYC apartment building.This is not to say that you can't find the needle in the haystack but it is not a scale-able modelFind me a deal that is otherwise and lets analyze it

A broker knowing what you are looking for Is like a needle in a hay stack could look for months and months and not find it as people are throwing out multiple offers.Buyers have to be ready, willing, and able to buy AND I will add realistic.
