That's a pretty aggressive turnaround for a kitchen granite and trim out.

I suppose we would see granite workbenches and stainless steel table saws appear on the market so you could sit one next to your living room and feel good about it.

I've got about $10k I'm willing to spend, and here's what I've come up with as far as updates go:- Add shelving for grocery storage - there's very little today- Rehab the front porch (you can feel the plywood sink in places as you walk over it)- Repaint the outside of the house (paint is peeling)- Add a fence for the back yard- Add a back door (there's only one entrance/exit to the house)- Pave the driveway on both sides of the tree out front- Add exterior lights to the side and back of house- Update kitchen counters (granite?)

I’m seeing that some investors advocate for higher end materials when you can-granite counters, stainless steel appliances, tile bathroom.

I would also go with a granite or quartz counter.

I'm looking at basic homes with lvp floors, granite countertops, standard fixtures, nothing luxury. 

Compete with new constructions with upgraded as granite or Quartz counter tops, central air and heat,and in unit laundry.

If so, I'd start bringing a tape with me to look at houses if the problem is you can not visualize 30 sq ft of granite.

If it looks bad from the outside, they won't want to see the inside.Chances are you should change toilet seats.If you want top dollar for it, probably needs interior paint, granite counters in kitchen and baths, and stainless appliances.
