Art festivals, national motorcycle meets, and hot rod culture are all huge in Mt.

I live in Buffalo right now, and I feel like anytime I drive through E-Ville it is just flat out packed with people (Fall Fest, Jazz Festival, Ski season, etc.).

So far I like Festival and Soltara because I can have a small private plunge pool in the lanai plus the resort pools. 

It seems like a popular place as it's near the festivals (especially if you rent it out as a short stay vacation rental).However, at the same time, I notice that property there takes a long time to sell.Any one got any experience that they would like to share?

I would keep the listing cheap and would be able to move it to areas on the gulf coast of florida for big festivals.

As a family, we always have something to do: Levit Shell, Zoo, Children's Museum, Redbirds, Tigers, Grizzlies, Bass Pro, Peabody, Shelby Farms, Botanic Gardens and all the fall festivals, Memphis in May, not to mention the community/school we are in.  

From the sound of things so far you've got a good candidate for the next burning man festival (ha ha) - beyond that, development options are going got be sparse.

Miss the Green Belt, Shakespeare Festival, foothills and warm summer nights.
