I spend a lot of my time cleaning up poor performing properties from companies that call themselves experts.

I am not the expert, but just from talking with people and seeing the posts pitches from wholesalers.

The main reason for that is the local STR expert, @Josh Green!

You may be the neighborhood expert, they probably are not. 

After this advice I feel it is much easier to invest locally where you can become a “market expert” more easily.

Focus on a specialty/niche whether waterfront, multifamily, vacation props or even just a specific neighborhood to be THE expert.

Again never listen to those experts.
