Recently had a tenant’s friend slip and fall.

I always found QB to be clunky, not user friendly and just kind of overkill.

When my wife and I started out we new we wanted to invest but did not know how to, we took action and unfortunately found a family friend realtor (amazing learning experience) then we found bigger pockets. 

They look for open layouts, kid-friendly amenities, and smart storage solutions.

I’ve often found that a property’s best path forward isn’t always the most obvious.. sometimes letting go unlocks capital for the next wave of growth, sometimes holding tight after refinancing keeps that reliable monthly boost (from what I’ve heard).I had a friend who snagged a multi-family in a similar price range about a decade ago.. at the time, it felt like a giant step.

Grading is set to begin once weather gets better.Bank loan is also part of this but  they also are asking known friends to fund the project in return of higher interest rate . 

Curious about opinions on the best lead generation strategies for Real Estate agents outside of traditional ones - cold outreach, networking through friends and family etc.

I highly suggest working with an investor friendly agent so you don't buy in the wrong locations.I like the west side of Cleveland.
