What are the best sources or methods you use to accurately set rental rates in your area?

I picked up the BRRRR method book and feeling confident in setting it all up (we did a similar process for our Airbnbs).  

Here are a few methods that have worked well:• Data Providers:Consider subscribing to services like PropStream or ListSource.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

Why won't normal lending methods work for us?

This method is simple but not precise.

You can create your own methods and one stop shop by creating your own leads.

I've been previously working on acquiring single-family units via the house hacking method but this year, I'm shifting gears to take my goals to the next level.
