Since you’re already networking and have some good realtor contacts, focus on narrowing down your investment strategy (like buy-and-hold or house hacking) and target markets with solid cash flow potential.

There are a few specific area we target in Sacramento depending on your goals.

That is a great price target if you map that. 

After this advice I feel it is much easier to invest locally where you can become a “market expert” more easily.
