If you want and excuse never to do RE, you have one.

I have been thinking about moving closer to my job in Austin, but am not sure how to even start analyzing if I could do RE down there.

Teachers already know how to do RE.

Generally u want a full time agent.. part time agents are not as plentiful as a few decades ago when you had a lot of firemen/Teachers/ airline pilots  etc  that would do RE part time.I am not a full time agent but sometimes i take on one client .. and the flip side is that i am lazer focused on helping that one client as I have no other clients to service and my daily bread is not buttered with sales commissions.

While I'm saving money for a downpayment and finding the right property (it's crazy right now) I think it would be beneficial to get with an agency and do RE as well. 

I think the best thing to do re: negotiation, offer etc and step into the shoes of the seller.

If you do re-rent let them know you will prorate their money back and I bet they will work with you. 

There’s a group of former LEOS who started the Ten7Project (look them up on Facebook), where they help cops either get out of LE or do RE part time in lieu of working overtime details.

I do RE part time and I'm still able to find off market deals.
