Has the electrical, plumbing, or HVAC been disturbed in the work that's been done - or will you need to get into it to complete the work?

If you do not have such language you should have language that limits disturbing noise.

You cannot relocate or even disturb them. 

The most disturbing is the absorption rate in my opinion.

For example, if the police came out and cited them for excessive noise at night, I would issue a lease violation warning and cite the lease term about not disturbing neighbors.

You should never fight to get someone out of their home unless it's truly serious - they're hurting themselves or others, unpaid rent, or creating a real continuing disturbance that is detrimental to the property. 

It's more private, you don't need a do not disturb note on your door handle for someone not to bother you are 7:43 am on a Sunday.If you want to do well in STR now it's all about the amenities and experience.

The best evidence is a video recording of the alleged conduct.The "problem tenant" allegedly "telling them what to do" doesn't appear to be behavior you can prohibit, unless it rises to the level of disturbing the peace in violation of state or local law.

It is even possible to do a self-eviction if you can do so without causing a disturbance, but I wouldn't try it.
