I haven't observed any discernible pattern, seasonal or otherwise, when it comes to a lull in competition for even slightly below market or undervalued properties.The further you go outside of the core, the less appreciation you will get.

The problem is someone who took four tries just to spell the P word correctly can't be trusted to discern who is a "pedophile" (not "pedafile" like you tend to spell it) and who is not.

I'm pretty comfortable taking risk and I would never bet money I wasn't okay with losing, but I'm trying to discern what the least risky option is based off my resources. 

My heart in this is not a socialistic ideal but rather a discernment of what's good for the community/society.

There are better parts of the neighborhood, but that was my experience, and OOS landlords are rarely discerning enough to be tell the difference anyway.

I was attempting to discern if the agent must be a buyer on the contract and must also have a contract, as a buyer, with the reverse wholesaler. 

A concern that jumps out to me is I can control who I rent to but others in the building may not be as discerning.

Does anyone have good resources for how I can discern which realtors are quality and which are not?
