I've read BiggerPockets' Real Estate Investing book and am particularly interested in the house hacking strategy, as I'd like to move out of my current living situation.Our main dilemma is choosing between a single-family home (renting out one room to a close friend) or a multifamily property like a duplex or triplex.

Have an interesting situation, looking for ideas on the best way to solve a problem for a distressed homeowner.

Tenant issues are more likely to arise and then you have the owner....many aren't qualified expertise wise or financially to weather the storm.

Jillian,You can solve two problems with just using a DSCR program to refinance pull cash out and then close in an LLC. 

Your experience as a real estate agent, coupled with your technical expertise, makes you a strong asset to the local investment community.Your “live and flip” strategy and focus on PML partnerships sound like a smart approach to building your portfolio.

I could be wrong or out of line, but I feel like this is a field where you really need some good expertise/experience to know how to address the variety of crazy situations that will come up.

In many cases, this solves your problem, either they start complying or they actually move out!!!!!

It allows potential tenants the flexibility to explore a property at their own pace while still having the expertise and guidance of a realtor at their disposal.That said, I’m curious about your thoughts on this approach.
