Excited to join the BP community.About myself - I am a principal of a RE development company and co-founder of an proptech company. 

When I purchased my property, I had read all the exciting developments in the works...indoor waterpark, shops, new hotels, restaurants, etc., but was severely disappointed when I went recently with my family. 

I am a big believer in marriage & family formation, but I'm heavily against society's way of developing children and the eventual adults these little ******** have become.

I'd really vet the developer, their past projects, talk to prior partners (GP & LP) to see how prior development deals worked out and how the communication was, etc.

Tagged as a developer, surely, you'd want there to be more development projects.

These can make crunching numbers a bit more difficult because due to the guessing game. 

I'm presently a facilities engineer by trade, who does some construction and maintenance for landlords on the side, hoping to get back into the private real estate game.

They seem to be in development and backordered for years. 

I saw once where a developer gave the buyer a pass on paying HOA fees till a house was built on a lot. 

funding land flippers as a capital partner is my latest thing.. since finding lenders for land is very difficult. continue to fund small developers soft costs for % ownership.and continue to be capital partner for flippers and BRRR folks
