A negative mindset sinks you deeper into a hole, causing you to see despair rather than hope.

You’ve failed enough at writing and tried again though to write that very coherent and organized post that expresses almost despair.

We could legitimately end hunger, homelessness, poverty, and solve so much despair if we just ensured that everyone had what they need to survive.

Dont despair.

The house was in terrible shape in terms of cosmetic and upkeep but the bones of the house are good I think it's a good deal I'm just looking for thoughts on strategies with dealing with someone in despair.

There are redemption periods in KS and a whole host of other things the bank takes into account.As I alluded to in my message it all depends on who the bank is - if it's smaller or more local or regional there's a chance you can get somewhere - if it's a large national bank or huge mortgage lender then your options are likely going to be more limited - but I wouldnt despair as there would still be other options such as securing redemption rights if the bank forecloses etc.  

I understand that process, only issue is that this area is going through a renaissance, each block has 1-2 houses in despair, some listed for sale as for closers some listed for sale as finished rehabs and are anywhere from 70,000 to 200,000 listings. 

While many investors facing a defeat will throw up their hands in despair, the best ones will take the setback in stride and press on.
