The Despair Dilemma

So I visited a house today from a senior citizen is foreclosing on the house and who is a hoarder. The house was in terrible shape in terms of cosmetic and upkeep but the bones of the house are good I think it's a good deal I'm just looking for thoughts on strategies with dealing with someone in despair. I don't feel that it's an issue that will stop me from investing but just curious on everyone's thoughts because it was very sad where she's losing her house for years and years and she was almost in tears Excuse any typos I'm driving and used dictation.
