In my experience which was a while ago, it was a list filled with pits of despair.

I do not want to repeat the mistakes of my fathers and fall into mediocrity and despair.

I don't care who someone is or who they think they are, it's in the times of the biggest despair it'll show there true character.It is a failed investment if it doesn't work out.

Use the information you gain to narrow your focus for what is working for your market.Most importantly, if something is working well for the folks you see here or on the podcast, but it doesn't work for you, don't despair.

It was a list of pits of despair that were deemed habitable, but little else.

I speak to Jake multiple times a day, and our families get together often).As most of you know, land lording and investing can be lonely and difficult, filled with days of despair.

Can you imagine taking the time to find a new place, pay the despair, set up utilities, arrange for a moving truck/company, packing and unpacking everything, changing addresses everywhere, etc etc etc.

Rent Controls HAVE been EXCELLENT in degrading communities, creating generational POVERTY, DEPENDENCY and despair. 

But don't despair because although this is the case when you look at it myopically, in reality most investors go into multiple deals accumulating 100s of thousands of passive activity losses in their first few years investing.

There may be a Section 8 property list you can get onto, but my experience in PA with that is it is mostly a list of pits of despair.
