If there is no solution other than "you take the risk", it seems this would be a death-toll to selling houses at auctions absent a huge bucket of cash to cover losses if they happen.

While making your calls and other marketing efforts, you will encounter folks who are eager to sell but may not necessarily fall into the 'wholesale' bucket. 

I started with an afternoon every other week, which was changed to an afternoon every week.So I put issues into 3 buckets: emergency (a pipe is leaking), within 24 hours (toilet running), and non-pressing (a door is not closing on its own), which is where most things landed and are handled that way.

However for 9k that's a drop in the bucket for in depth knowledge like this..
