Just sharing a story here.I approved a tenant (boyfriend girlfriend with 3 kids) to rent our home.I did all of the due diligence including checking landlord references. the girlfriend put a certain email address in the apllication as landlord reference contact.

It turns out the boyfriend has been charge with abusive behavior and has been issued a restraining order by the courts that essentially evicted from the home.Due to the fact they both did not strong credit, I had initially taken 2 months rent from them as security deposit, with the understanding that 1 month would be returned at end of 1st year lease if they decided to renew. 

.), the same day I receive a message from her boyfriend (I think) who I met once briefly but does not live at the property, saying that she is not living there, and that she cant be reached.

I lost contact with the lady living there but her boyfriend, that I have only met once (he is on the lease but never lived in the house) tells me her ex-boyfriend was creating problems so she moved out and is not able to talk...

That said the new people moved in and they are demanding that I test the property for meth because they say the previous tenant's boyfriend is in jail for meth dealing. 

State a max lease duration if your concern is that you will actually wind up with a long term rental with Susie and Susies boyfriend.
