Overall I think nationwide it’s getting very tough to get into the STR space and make money and the fact that a municipality can tank your business at any time calls for a strong back up plan from the start!

I meant it like you said, so I gave the five traits to back up their persona.Cheerleaders are great to have, but I find that a lot of new investors only want that because it feels better.

Then it all fell through and of course had no backup from them since they aren’t affiliated in any way.

Your cleaner (have a back up one you use as well I suggest) from Turno or local Facebook groups and then handyman, electrician, HVAC, plumber, landscaper, etc from local facebook groups, thumbtack, or google. 

It is also good to aks as a back up if they offer an I/O Interest Only option and do they calculate the DSCR based on the PITI or ITI for I/O to also help qualify.

Rural tourism also seems to have potential, but doesn't have LTR back ups if you decide that STR is not feasible for any reason. 

Also, have a back-up plan in case the market turns and you can't sell for the price you anticipated.

I am confused because here is what the data I find says: Now I'm no expert on the topic but CA is still the only place I've ever been where people pop-out of the scrubery to ask if I want a BJ as entire family is loading back up (including grandkids) from a dinner out...... 

With a battery backup you can certainly have power.

However it is important to remember to make sure you have a plan to pay that loan down and not allow that credit card debt to climb back up.
