Some time ago, I went backpacking in New Mexico.

However one month ( sales are once a month there)  these young folks with their back packs show up stuff with cashiers checks.. houses we had been buying for 30 to 50k per  suddenly in one month these bidders ( hedge fund bidders) bid the same assets up to 60 to 80k per and kicked us to the curb.. it happens. 

@Gilberto Fuentes Full disclosure,I joined FB in 2018.Its cheaper than a college education,and well worth what you put into it.No gurus but complete REI education from LLC structure to your first deal.People who do not make it,do not try or do not follow the systems.I know FB coaches on this forum.I have shared things provided to me to other investors on this forum.Purchase and sale agreements, wholesale contracts etc.If you would like to meet a fellow FB that is killing it in the Atlanta market I know one.We are here because of common interest and not to bash another program ,especially if the basher is unfamiliar.I can show you my mastery back pack!

For hobbies I love listening to music, playing guitar, reading, being outdoors (hiking, backpacking, camping, kayaking), lifting weights, playing sports, and meditating.

I spent time backpacking around Australia and found it to be AMAZING, both the people and places I visited.

But, given our shallow track record with employment (haven't worked since November last year as we've been backpacking) it seems impossible to get any financing.

I was finishing up a 6 month backpacking trip through Southeast Asia when it hit me one day, "what am I waiting for??"

I do consider timing, for example: It's more important that our cash flow be higher for the next 5-8 years because of our teen daughter's education, maybe settling down, and more traditional (expensive) family travel vs. my wife and I "backpacking across Europe" type of travel.
