My hypothesis is that we live in such an instant gratification world that some people forget that "anything worth doing and doing well takes real effort, unwavering commitment, and time" (this is nature - pregnancy takes 9 months, seeds take a while to become a tree).

Diversify the risk of non-payment over more units, set aside some units for crisis housing, some for transitional use for refugees, some for pregnancy crisis use - the list is only limited by our imagination.That kind of building could certainly address the things you've brought up - and a very good property management company would be mandatory.

But after 5 years and them talking of stress and pregnancy, I'd definitely honor their request to wait until they've left as work likely has to be done before showings begin, anyway.
