I don't care how "difficult" things are I find a way to persevere and have a good network and support system.

However, I’m wondering if anyone here has had success investing OOS in locations hundreds or even thousands of miles away and still managed to maintain solid cash flow.Have you been able to overcome the challenges of investing in a distant market, and what strategies or systems have worked for you?

Hello All,we are on contract with our first STR now and decided to manage ourselves. does anyone know a good pricing manager/synching system? 

I have a list of the appropriate people/systems to service the property, so hiring a property management company does not make sense financially.My question is, has anyone else run into this issue?

I created the systems to generate the lead and the partner closed on it.

The basic system we used was: Find distress duplex in favorable area, upgrade it, increase the rents, force the appreciation while tenants pay large portion of mortgage. 

Smart homes with AI-powered security systems, automated climate control, and voice activated appliances are becoming the new standard.

I paid about $1,500 for the installation of a high-quality 4-security-camera system, which can be monitored by both the tenants (and you!)

They do have some risks, however--such as big-ticket capital improvements like water/sewer systems and roadways.
