You can't expect them to go, oh well it hasn't leased so we are just going to give up on getting any of our 5 months of rent back and not worry about that.

As a result, higher return expectations are generally expected by an LP who invests at this stage.

Thanks for the replying @Shiloh Lundahl, here’s what I’m looking for: good areas to invest, good resources to find properties, general information about the buying process, any realtors and other locals that can help, and expected returns in the area for STR.

MTR guests expect utilities to be included in the rent, just like STRs.

So since this is four units, I expect it will be a little more but not 4x as much. 

Then the last piece to my puzzle is I am expecting to switch jobs (from a W-2 to a completely different W-2 with similar pay) in the next month or 3. 

Pretty much all existing clients I have are doing well and the clients have reasonable expectations for their property.
