I have decided to DIY and am getting good learning experience.

We've taken over DIY managed properties and about 20% of the time it doesn't work out.

Kit showers or tiling, or tiling the shower (hot mop or tub shower then tile the rest) all are different3) what is the cost to renew the floor with a LVP?

Don’t skip safety stuff either—make sure you’ve got working smoke detectors, fire extinguishers, and a first aid kit.

if you can be hands-on: no PM, a lot of DIY, etc. you can absolutely cash flow. 

If you dont have the tools and skills to DIY and get yourself out of a tough spot then you can be SOL if the deal goes south.

I’ve not used them (Stessa is working for me) but I’ve read positive things from others using those as a DIY book keeping solution.

Most of it will be DIY with inspections to make sure it's to code.

Outside of real estate, I enjoy working out at the gym, woodworking and building furniture, playing tennis and doing any and every DIY project.
