ADU Q's in Charlottesville, VA

Posted

Hi all,

Looking to buy a R-C zoned property in Charlottesville, VA and add an ADU in the form of a converted 12x20 ft Shed for STR. Most of it will be DIY with inspections to make sure it's to code. Looking for permanent structure over being on wheels to avoid RV parking issues with the city and for the property value add with the permanent structure. The main property will be my primary residence.

My biggest question is, what kind of foundation would you use, (that is to code and will pass inspection/permits in Charlottesville) that is either relatively easy DIY or cheap to outsource. Gravel and posts come to mind as options. The lot is almost perfectly flat which makes this significantly easier.

Any input, advice, critique, and recommendations for GC's in this field and area is welcome! The more the better.

Thank you in advance!

Quote from @Aaron Howell:

You'd probably need to talk to a contractor and the City.  Building in Charlottesville consists of a long, laborious process.  It's better than it used to be but they don't make it easy.

Thanks for the insight! Do you have any contractor recommendations that you think could be a good fit?
