HI Chris,To make a big play for upgrades the comps will have to tell a story that differentiates or establishes value for the upgrades so this means there needs to be a disparity between a non upgraded sales comp that has sold within the 3-6 month period of time and an upgraded sales comp.

@Christos Philippou  really tough one.that's why you see very little new construction of SFR's in bad areas.. you build it by day they steal it by night... if the exterior is sided then boarding windows will help.. but do it very well.then just get flood lights to work inside.Look at this that they use in Chicago   DAWGS system.

@Chris Clothier   thanks Chris   to me IRA is cash no different than after tax cash.. and in mainly ways these are even more solid as someone who has used IRA funds can't let the property go as they will then have tax consequence's on top of cash loss.This jives with what my vendors are doing and have been doing..
