I removed the chimney entirely and installed a full HVAC system, making it the only house on the block with modern heating and cooling.

We are also temporary heat providers for most large construction projects in and around Buffalo NY, neither I nor anyone in the industry that I know if has been contacted about setting up temporary heat for this project which is normally one of the first steps before a project gets into winter. thats a nice cottage industry winter heat.. 

In one particular circumstance we had the same tenant intentionally damage their heating system and then calling in a complaint. 

In Florida most of our compliments are of the outdoor amenities (pool, heated pool, spa) etc.We have a discount on Helix mattresses we extend to our clients and have been getting quite a few compliments on the mattresses. 

Not that I plan to live in or even visit the US anytime soon, but I don't want to deal with winter-related issues like heating, de-winterizing a home etc. 

On the advice of the fireplace guy who did our last cleaning/inspection, we sanded down the brick inside and painted it with the high heat black paint, and it states in the lease that they may use a fireplace-style candelabra if they'd like, but any other use will trigger all the rules in the Fireplace Addendum.   

Think of all the horror stories about tenants maxing out the heat with their windows open during the winter, deliberately running water bills up, etc.

I have been playing the multifamily game for almost 10 years now, and the GRM is one of my least favorite methods personally since it ignores so many important factors (steam boiler versus electric baseboard heat as an example). 

Buy a Summer home to get out of Vegas heat and be  able to fish and hike and quad etc etc we love the Moutains of the west.
