I am thinking of either going through an online funding platform or advertising the opportunity or using crowdfunding.Which would you advise me to start with.Note that I am excluding taking a loan here because I am only 18 and in university, all banks said they wouldn't lend to me.Thanks!

Interesting, Darren, my definition is very close to yours, but I'd say there is another important element, the quality of the information given.To me, the derogatory use of the term is applied to those that add fluff, exaggerations, aspects that while may be technically correct but are highly improbable to replicate or simply put out bad advice with no consideration to ethical issues.I make that distinction because, some professor in some university teaching a real estate course or some instructor in a state approved real estate school for agents isn't a guru, they are teachers and instructors.The difference in being a non-guru teacher is two fold, 1. the materials taught are compliant with rules, regulations, laws, accepted in practice and are based in sound applications of the business; and 2. they are qualified by education and experience, by education that has some professional level that is determined by proof of their mastering a level of knowledge, testing and degrees earned or certifications by proper authorities in the industry or academia.

I picture its location, and I can only picture that it has enormous potential.You have easy access to the Pike from multiple parts and subsequently commutability to both the I-495 and 128 technology belts, a commuter rail station to Boston, a growing public university, vibrant shopping at route 9, a bunch of relatively new reputable breweries, etc.

When I'm looking at new places, one thing I do is look for cities that have more than 1 draw such as it's a state capital and has a university or it has a military base and a large national manufacturing facility that has been there for years.

My point is if you are looking for an alternative phone or IT solution for your real estate business I can definitely help you out..I like the computer stuff but my expertise is in Voice over IP Telephone Systems and setting up virtual phone systems.The other offer I have is I am a licensed nursery stock dealer in the state of Florida and can buy from any wholesaler in the state...currently I buy from Grandiflora in Gainesville, FL...they supply Disney, UF, Busch Gardens, etc  This is up for discussion, but I am thinking some flippers, contractors, investors, etc may have some landscaping needs from time to time so in exchange for learning, mentoring, etc we can work out a deal where I can sell to you at cost or near cost...I will share my product/cost list...I have access to over 700 items and can beat most of the big box store prices..everything is negotiable.I am currently working on finding properties to wholesale and working on a house right now to do a sandwich lease on and looking at sub2s as well.
