LTV's are lower than one can obtain personally when using a non-recourse loan. 75% LTV on a recent flip is not likely, so you would want to speak with lenders in the space and get a realistic set of numbers to work with.

The only state "standard" I'm aware of is the State Board of Realtor's purchase and sale contract, which is not really the space I play in unless I happen to be in a deal where I'm using a Realtor.
