inspector showed up 1 day & got red tagged, with a stop order, for no permit (my fault). we applied for the permit & 2 days later, i called the inspector to apologize & when would the permit be ready as my renters want to move in march 2nd but i said i can't until everything passes. he said it was fine, he spoke to my licensed electrician, & signed off for the permit. i asked if i could pick it up. he asked for my ph# & said he'd call me back.i then called the village clerk to ask about the status. she said, "it's here. come pay for it & pick it up."

You WILL have to file them once the property is placed available for rent.There really is not much you can do being that the property was not ready and available for rent.

Moves and transfer or someone approach to buy my unit.I'm also getting ready to get my license.My rehab should be down in a few weeks.If I pass exam it will be under my chosen broker until I have my physical license.I haven't had any new agent training.

Make sure that the credit card has no strings attached and doesn't cost more than $30 a year or so.Credit card companies use to just throw credit cards at students getting ready to graduate.

I generally submit my offer prior to the property being listed and by the time it's listed, the short sale package is complete and ready to go to the bank.

Welcome to BP Ben.Ben, you're not ready to start there my friend, you need to begin at the beginning, basic RE, what is customary in your area.There are different situations, every deal is different, and ther is no answer to your questions, as it varies.I always suggest people begin by getting a book for real estate agents, even if you're not going to be an agent, it is used by the RE schools for agents.
