i was thinking about getting a rental property in bad part of my town to start my portfolio.The reason i was thinking about starting in this area is because i would have a good chance at getting it owner financed.i know it would be a higher risk, but everyone needs to start somewhere. 

The best discounts I have gotten were 10% for whole house packages, and 5% as a small town professional customer.

I'm sure things are much more difficult as far as evictions go in Los Angeles vs my town. 

Most of my available funds are tied up in this project.The house is in a pretty bad part of town, but has gotten a lot of press that it is turning the corner....warehouses converted into artists' studios, a brewery, and pubs and more upscale restaurants are now there.  

I live in a small town of 40,000 people so words gets around who to trust.

Both great towns.  

It’s close to good schools and down town, has a big lot, but is a foreclosure and needs 20-25K worth of work that we can see.After repair value is 130K I’m hoping to get it for 60-85K.Would you pay more for a home you’re going to live in?

I'm looking for towns that are reasonably priced for a married couple in their early 20's.

Hi Everyone, Looking for some input on what to offer homeowner but large(out of state) investor purchased multiple town homes on same street and paid almost 45% more than previous year.

I've got rentals in Austin and in DFW,  and in some small towns east of DFW.
