With rates rising and prices leveling it seems safer to find some cash flowing rentals.  

I live in a college town of approximately 100k residents + 25k or more students, lately the rental market has been more student oriented and it seems that rents are rising in general.

The term means that regardless of the time the lien is filed, which determines the priority in title, they rise to top.  

I'm a new young face trying to rise into the investment realm within the Delaware area.

In order for this to rise from breach of contract to fraud, it comes down to intent.

There are lots of urgent buyers trying to get into escrow before interest rates rise.   

With the low cap rates on MDU's and the risk of rising interest rates over the next couple of years is a recipe for bankruptcy.The benefit of a MDU is you do have economies of scale, but a much lower class of tenant.  

The nature of the building will also dictate your costs -- a 2-story, 2-family home will have a different cost structure than a 16-story high-rise apartment building (which requires a different type of construction, elevators, etc.).
