cash flow wise condo looks appealing but I read a lot about every one preferring single family homes, this is going to be my first investment, please advise.

Having said that, I still prefer the standard contract as it conforms to state law, and is designed to be fair to both parties, and covers a lot of the "what ifs" that can occur.  

I would prefer to buy the house in my LLC but I also want to maximize the profits and minimize the tax burden.  

Local markets are preferred as I've known this area my whole life.

It was because neither had home computers or internet but preferred email style communication.

To this day,I much prefer using seller financing, hard money, private money and unsecured lines of business credit to finance my deals.

Hi guys,So I've been doing homework on real estate investing for a while and I am ready to put it to practice...is there anyone in the local Dallas area (preferably Cedar Hill) that would be willing to let me look over your shoulder as you work a deal or two?

Right time, right place type of thing, although I would prefer owning the entire duplex.Our longer term goals are to grow our passive income stream via buy and hold of more SFH and larger apartment complexes.  

Also do any investors use online insurance company or prefer a local agent?
